Full Service Management

Every community is assigned a Licensed Community Association Manager (LCAM) and a professional customer service representative. This team works closely with the Board of Directors, homeowners and internal and external vendors to ensure that prompt, personal attention is given to all matters concerning your community. Full time, on-site personnel are also available to you, should your community require it.

First Choice Management offers a full range of services, which include, but are not limited to:

Correspondence on Behalf of the Association
In addition to writing delinquency letters, mailings, all necessary communication regarding bills, tenants or owner non-compliance with rules, etc. is dispatched as the Board of Directors advises. Any communication prepared is provided to the Board of Directors.

Weekly Property Inspection
The property is formally inspected at least once per week or more often as needed. It is our belief that you must be on the property regularly to inspect its condition, review work done by contractors, meet with unit owners to understand their concerns and follow up on requests to resolve issues raised by the Board of Directors. We will provide a written inspection report at the time of inspection, if required.

Prepare Annual Site Review ("Walkaround")
Each year a list is submitted to the Board of Directors of all issues needing or soon to need attention and/or recommendations of capital expenditure. The Board of Directors or its designees are invited to accompany our representative at a formal Annual Site Review.

Solicit Competitive Bids
Competitive bids for all items of significant expenditure are obtained and presented to the Board of Directors for vendor selection

Physical Management
We oversee the common area maintenance and develop a plan for on-going maintenance. Also, we are responsible for capital expenditure management, supervision and recommendations.

Develop a Long Term Plan
A plan is developed with the Board of Directors for the future of your Association. Goals will be set and a plan of action necessary to meet these goals will be constructed and implemented. We will also develop an Annual Calendar of Events scheduling maintenance and improvement.

Attendance at Meetings
We attend all regularly scheduled Board of Directors meetings, take minutes and stay until the meeting ends. We also conduct Association elections, if requested.

Review & Management of Association Insurance Needs
We review and manage your Association's insurance requirements, as specified by the Board of Directors.
